The Green Door

The heads of terms came through somewhere over Newfoundland, and the name of the estate was in the first line.

Kerrow Estates Limited, registered in Scotland, owner of the property known as Kerrow Castle, East Lothian.

I read it in seat 2A with the screen turned down as far as it would go. I read it three times, which is two more than I read anything. For six weeks the deal team had called it Project Heron: blind target, heritage wedding venue, coastal, forty minutes from Edinburgh, vendor willing, price sensible. The vendor had made one odd condition, which was that Halloway Hotels send its chief operating officer to the site visit in person. I had filed that under vanity. Men who own castles like the organ grinder to come to them.

I hadn’t asked for the name. I had asked for the numbers, and the numbers were good.

Kerrow Castle. A tower house on a headland above the Forth, Victorian wings on either side of it, a walled garden, a chapel. Ten years ago I had put on a dress in a room in its east wing, written a note on the estate’s own paper, left it on the dressing table where the ring box had been, and gone out through the garden gate at twenty to eleven with the ring box in my fist and three hundred people sitting in that chapel.

I had not been back to Scotland since. I am very good at routing.

“You’ve stopped typing,” said Priscilla.

Priscilla Oyelaran ran business development for us. She had the aisle seat, a gin and tonic and the Heron model open on her own laptop, and she had closed more deals than anyone in the company by noticing when the other side went quiet.

“Is it the numbers?”

“The numbers are fine.”

“Then it’s the vendor.” She tilted her screen towards me. “Duncan Kerr. Runs it with his sister. Most booked wedding venue in Scotland three years running, rebuilt from a ruin, and a refinancing due in the spring that he’d rather not talk about. I liked him on the phone. He says about nine words an hour.”

“Eleven, when he’s cross.”

She put the gin down.

“We were engaged,” I said. “A long time ago. It didn’t go ahead.”

“Didn’t go ahead how?”

“Promptly.”

I had a version of it. I’d had one since I was twenty-two: short, even, with a small turn against myself at the end so the other person could laugh and change the subject. I had given it at dinners in London and New York. I had never given it to someone who was about to meet him.

“Wren.” She said my name the way she said a counterparty’s when they had hidden a liability in a schedule. “Do you want me to take the site visit?”

“He asked for the chief operating officer.”

“He asked for you.”

“He asked for a job title.” I shut the laptop. “And the partner wants signatures by Friday. If there’s no heritage Scottish flagship in the merger by Friday, they walk, and the merger goes with them, and four thousand people who work for my father find out what the market thinks of hotel staff in a bad year. I can manage one site visit.”

“I didn’t say you couldn’t.”

“You were thinking it.”

“I was thinking,” Priscilla said, “that I’ve never seen you shut a laptop that hard.”

I was thirty-two. I had negotiated for Halloway Hotels since I was twenty-three, mostly against men who wanted to watch me flinch first, and I had never flinched, because I had learned early that the person who wins a room is the calmest person in it. I told myself that for the rest of the Atlantic. It is a good sentence. It had always been true.

My hands started shaking on the descent into Edinburgh, and I sat on them.

· · ·Scene break

The driver took the A1 out of the city and then the coast road, and East Lothian went past in wet green fields and stone walls and the Forth on the left, grey, with a line of light along the far side where Fife was. Priscilla read me the venue’s reviews in a neutral voice. Four point nine. A bride from Dundee had written four hundred words about the soup.

We passed the gate lodge. There was smoke from the chimney and a woman’s bicycle against the wall, and I looked at my phone until the lodge was behind us.

The drive is a mile long, under beech trees, and the house arrives all at once at the end of it: grey harling, a square tower with a stair turret, the long Victorian wings on either side like a man with his arms folded. The sea behind it. Gulls.

He was on the steps. Of course he was on the steps.

His grandfather had met every guest on those steps for fifty years. Hector Kerr used to say that a house which sends a boy to the door has something to hide. Duncan had stood a step below him, the summer I first came, and been introduced to people as my grandson, who does the heavy lifting.

He stood on the top step now, alone, in a long dark coat with his hands in the pockets. He was broader across the shoulders than he had been at twenty-five, and his hair was cut shorter, and there was a line of grey at one temple that he had not had then. Otherwise he was standing the way he always stood when he was waiting for weather: weight even, face shut, as if the waiting were a job and he meant to do it properly.

The door behind him was the same green. It was the green of a bottle held up to a window. Hector had repainted it every second spring, and somebody had kept on doing it.

The last time I had gone through that door it was eight in the morning and I was carrying my wedding dress in a bag over my arm. I never came back out of it. I went out the other way.

The car stopped. I got out before the driver could come round, because I have never in my life waited in a car for a door to be opened while a man on the steps watched me decide whether to.

“Ms Halloway,” he said.

Not Wren. He did not come down, and he did not take his hands out of his pockets, and I understood that this was a decision, made some time ago and possibly practised.

“Mr Kerr.” I matched it. Matching was the only thing I had. “Thank you for having us.”

“You’ve had my name six weeks.”

“I’ve had a code name for six weeks. I’ve had your name for about five hours.”

He took that in the way he used to take in a forecast: without comment, filing it. His eyes went over my face once, not unkindly, and then away to the car.

“I thought you’d cancel.”

“I thought about it.” I looked up at him. “It’s a long way to come to cancel.”

Priscilla had come round the car with her bag on her shoulder and her professional smile on. He came down two steps to shake her hand, which was so precise a piece of arithmetic that I nearly admired it.

“Ms Oyelaran. We spoke.”

“We did. You were chattier on the phone.”

“I was less tired on the phone.” He stood aside from the green door. “Come in. You’ll want tea, and I want you to see the hall before the light goes.”

· · ·Scene break

The hall was where he had put the money.

I saw it the way I see every building, because I cannot help it: the stone flags lifted and relaid, the panelling stripped back to oak and waxed, the plaster ceiling restored so well that you had to know it had fallen in to see where the new work met the old. Portraits rehung at a height someone had thought about. A fire lit, a basket of logs, and a table that was a reception desk pretending not to be one. Four hundred thousand pounds in that room, perhaps more, and none of it showing.

It smelled of woodsmoke and beeswax and, under both, the sea. That had not changed.

“You’ve done a great deal,” I said.

“Ten years of it.” He did not say it with any pride. It was a fact about time. “The roof first. Then the wings. Then this, because nobody books a house whose hall looks like a car park.”

“And the chapel?”

“Restored. New roof, whitewashed.” He said it to the fire. “You’ll see it.”

Priscilla had her phone up at the ceiling. “What’s on this week?”

“A wedding on Saturday. Two hundred. The rehearsal dinner’s Wednesday.”

“Wednesday?”

“The minister does Wednesdays.” He almost smiled; I watched him decide not to. “So Wednesday. The whole party, all two hundred, because half of them have flown and the bride says she’s not having anyone sit in a hotel in Edinburgh eating crisps.”

“She sounds sensible,” I said.

“She’s a solicitor.”

A girl in a Kerrow jumper brought tea on a tray. He took the tray from her, thanked her by name, and set it down himself.

“Ms Oyelaran, Isla’s in the office through there if you want the floor plans. She’s had them printed. She doesn’t trust a screen.”

Priscilla looked at me. I nodded. She went, and took her phone and her professional smile with her, and the hall got larger.

He poured the tea. Milk in mine, no sugar. He did not ask.

“The heads of terms are reasonable,” I said. “We’ve been careful with the price. I know about the spring.”

“Everybody knows about the spring. The bank writes in capitals.” He handed me the cup. “There’s a condition.”

“I thought there might be.”

“You stay the week. Here, in the house. Sunday to Sunday. You watch a wedding go through it from the rehearsal to the last taxi, and then you tell me what you think it’s worth.”

“That’s a seven-day site visit.”

“It’s a four-hundred-year-old house. You’d give a car longer.”

“The partner wants signatures on Friday.”

“Then sign on Friday, if you still want to.” He looked at me over his own cup. “And stay till Sunday.”

“And if I don’t?”

“Then the answer’s no, and you’ll have had a nice drive.”

I have sat across tables from men who meant it and men who were bluffing, and I have been wrong about which was which perhaps four times. He was not bluffing. He had never bluffed in his life. It was one of the things I had loved about him, and it was going to make this very expensive.

“That isn’t about the venue,” I said.

“No.”

He didn’t add to it. He never had. He let the one word sit in the hall between us with the fire and the portraits, and he drank his tea, and waited for weather.

I did the sum. It is what I do. A week of the chief operating officer’s time, set against a merger and four thousand jobs and a board who would want to know on Saturday morning why their flagship was still a slide in a deck. A week in this house. Seven breakfasts. A chapel I had walked away from with three hundred people in it, and the man who had stood at the front of it, waiting.

It was not a close sum. It was only an expensive one.

“A week,” I said.

He nodded once. Something went out of his shoulders; I would not have seen it if I hadn’t once known the exact width of them.

“Isla will take you up,” he said. “You’re in the east wing.”

He picked up the tray and carried it towards the kitchens, and I stood in his hall with a cup of tea made the way I take it, and did not need anyone to tell me what was in the east wing. There are four rooms on its first floor. I had dressed in one of them.
