The Investor Clause

“They’re crooked,” Faye Okafor said, arriving at Meera’s elbow the next morning with two coffees and no mercy. “The planters. Northeast corner. Like a smile that’s decided to be interesting instead of nice.”

“The model is crooked. The drawings are correct.”

“Tell that to the Design Review Panel on Thursday.” Faye put a cup down beside the balsa tower and leaned in, squinting at the tiny plastic trees. “Also, good morning. Did you sleep, or did you lie awake composing a search query that begins Julian and ends funds things?”

“There’s no search query. There’s no surname.”

“There’s always a surname. You just didn’t ask for it.” Faye straightened a tree that did not need straightening. “It’s the same thing I keep thinking about with this building, actually. Somewhere out there is a man who can open this model on his laptop at three in the morning, and we’ve never heard his voice.”

“We’ve heard his lawyer.”

“Edwina Cho is not a voice. Edwina Cho is weather.”

Meera laughed, and pulled up the fire engineering report on her laptop to have something to look at that wasn’t Faye’s face. The char-rate table. She had been rehearsing it since six.

“If the panel asks about the core,” she said, “I lead with this number. Twenty-five millimetres an hour. Not the certification. Certifications sound like homework.”

“Say it like a fact about gravity, not an argument you’re winning.”

“It is a fact about gravity.”

“Then you’ll be fine.” Faye tapped the desk twice, her small ritual of approval, and picked up her coffee. At the door of the model room she turned back. “For the record, you smiled at the load path on that report the way you smiled at the staircase last night. I’m only saying I noticed.”

Odette Frame was reading a set of drawings the old-fashioned way, red pen in hand, glasses pushed up into grey hair that had never once in three years looked anything but deliberate.

“Sit,” she said, without looking up. “Thursday. Are you ready?”

“I’m ready.”

“You’re ready technically. I want to know if you’re ready to stand in front of eleven people who have never built anything and hear them call your timber core a fire risk, and not flinch.” Odette set the pen down. “Because they will. They say it about every mass timber building that crosses their desk. Someone from this firm has to explain, for the fortieth time, that char is not failure. I want that someone to be you.”

“It will be me.”

“Good. Because if Thursday goes well, your name goes on the partnership shortlist in November.” Odette said it the way she said everything, without ceremony, which was why it landed. “Don’t make that face. I’m not being generous. You’re better at this building than I am.”

Meera had spent two years since leaving her last firm learning that praise was not a live wire. Devlin, who had signed off her drawings there for two years while calling her ideas promising, not proven in front of the partners, had taught her to wait for the sentence that took the compliment back. Odette never delivered one. Meera still braced for it.

“Thank you,” she said.

“Don’t thank me. Present well.” Odette picked up the pen again, and then didn’t use it. “One more thing. The scholarship chair rang Nathan this morning to say you were the best thing at the Ellery. Apparently you held court in front of your own sketches for half an hour.”

“Twenty-five minutes. With one person.”

“Well, the chair would like a note from the architect to the scholarship’s sponsors. Marketing hung your drawings, so you get the thank-yous.” Odette slid a printed list across the desk. “Handwritten. Short. Nothing about Bellweather beyond what’s public. You know the rule.”

“I know the rule.”

Meera took the list back to her desk. Fourteen sponsors. Two banks, a timber supplier, a university, a foundation named after a dead shipping magnate, and a line two-thirds of the way down that made her stop.

Meridian Line Holdings. Gold sponsor, second year.

She sat with that for a moment. The company with a name like a shipping lane had paid for last night. Of course it had. It funded the tower; it funded the scholarship attached to the tower’s architects. It was good business, and it was exactly the kind of cover a man who didn’t want to be seen would choose.

Statistically, our mystery investor’s in this building tonight.

A man who funded things. Who wouldn’t say what. Who had asked her who paid for Bellweather, and gone very still when she told him about the clause.

Meera put the list down.

It was absurd. There had been four hundred people at the Ellery, half of them men in good suits, and a third of the money in the city. A man who asked sharp questions about load paths was an engineer, or a developer, or a banker who’d read too much. She had spent two years imagining the principal as a sort of polite fog. He did not laugh like that.

She wrote thirteen notes and left Meridian until last. It seemed ridiculous to find it hard. She had written the man a hundred memos. She had never written him anything that wasn’t an argument.

Dear Meridian Line Holdings,

Thank you for your support of the Ellery Rooms scholarship. Last night a stranger stood in front of our worst sketches and asked the one question about them that mattered. That’s what the scholarship is for.

With thanks, Meera Anand, Ashby Bowen

She read it twice. Nothing about Bellweather. Nothing that breached anything. She addressed it care of Edwina Cho and put it in the outgoing tray before she could make it more careful.

Edwina brought it to Julian’s apartment herself, on Wednesday evening, in its envelope.

“It’s addressed to the sponsor,” she said, holding it out. “You are the sponsor. I’d like it recorded that I considered opening it and didn’t.”

He read it standing at the window, with the Bellweather cranes lit across the water. It took eleven seconds. He read it again.

A stranger stood in front of our worst sketches and asked the one question about them that mattered.

“She’s thanking you,” Edwina said, “for talking to her.”

“She’s thanking Meridian.”

“Julian.” Edwina sat down without being asked, which she did only when she intended to stay until something was settled. “That woman is going to stand in front of a planning panel tomorrow and defend a building you’re paying for, and she has just written to you, through me, about the one conversation in two years that could get her hauled in front of her own ethics committee. She doesn’t know that. You do.”

“I know.”

“Then here is my advice, as your lawyer and, God help me, as whatever else I am.” Edwina’s voice didn’t soften, exactly. It levelled. “File the card. Don’t reply. Don’t go to the panel. Don’t read the minutes more than once.”

He put the card in the drawer of his desk, on top of her memo about the timber core, which he had read more than once.

He did not go to the panel.

He read the minutes three times.

The panel sat on Thursday afternoon in a council chamber with bad air conditioning and an echo. Eleven people, most of whom had never built anything. Meera stood at the lectern in her least interesting jacket and told them about char.

“Engineered timber doesn’t fail the way people imagine,” she said. “It chars at a predictable rate. Twenty-five millimetres an hour. The char protects the timber behind it. We have sized every member to carry its load after two hours of fire, with the char already gone.”

She said it like a fact about gravity. The panel wrote it down.

The chair, a retired engineer with a voice like gravel, turned a page. “Your core sits on a post-tensioned podium. Why is there a transition floor at level ten? It looks like an expensive way to solve a problem you created.”

Three days ago, nobody had asked her that.

Meera found she was already smiling.

“Because above the retail levels the spans change,” she said, “and the column grid has to move. We could have hidden the transfer inside the podium and paid for it in every floor above. I’d rather pay for it once, where you can see it.”

She answered for eleven minutes. When she sat down, Odette’s hand touched her wrist under the table, very briefly, and was gone.

The resolution came at five. The panel called the timber core “the most confidently resolved structural strategy” it had seen that quarter, which was the kind of sentence architects repeated to each other for weeks. It attached one condition. An independent fire-engineering peer review, commissioned before the concrete pour went past level six, at a cost nobody had put in the budget.

On the steps outside, Odette was already on the phone. She finished the call and looked at Meera over her glasses.

“That was Edwina Cho,” she said. “Meridian won’t approve a number that size by email. They want a call.”

“A call.” Faye made a noise. “With a human voice?”

“With a camera, even, on their side, apparently. Friday afternoon.” Odette put the phone away. “Meera, you’ll walk them through the scope. It’s the closest any of us has ever come to the money behind this building, so wear something you can talk architecture in.”

Meera said she would.

In the taxi back to the studio, she took out her notebook to draft the scope, and found that at the top of a clean page she had written, without deciding to, why is there a transition floor at ten?

She looked at it for the length of two traffic lights. Then she turned to the next page and started work, and did not let herself wonder who else might be on the call.
